RETRACE Hospitality worked directly with the Owner of this privately owned piece of paradise. With a combination of hilly contours, forest-facing slopes, lake views and a diverse tree canopy, this land is a true hidden gem off-the-beaten path in Sri Lanka’s Southern Province. Well accessible by both highway and well-paved rural village roads, and just a 15-minutes drive inland from one of Asia’s leading surf bay’s, the property is within reach from a hotspot for digital nomads and ‘boho chic’ tourism. The land provides plenty of opportunity to develop high-value nature-based experiences that can be curated based on the diversity of the site and its surroundings, both which remain unvisited.

After spending time on the site and with the Owner, RETRACE developed the entire ethos, value proposition and scope for the Concept, including indicative Financial Feasibility, Proposed Operators, Architects and Deal Structuring. Other deliverables included a Macro & Micro Market Analysis, Destination & Location Analysis, Target Market Profiles, indicative Commercial & Distribution Strategies, Proposed Comp Sets & Peer Groups, Proposed Project Team and an outline for the Development Process & Timing.
